Property Evaluation and Market Analysis

A Licensed Real Estate Professional who will talk to you about your home and visit the property to gather all the technical details and information that will be necessary to do an accurate Market Analysis and a MLS Listing. The Market Analysis and MLS Listing are the two most important components in the sale of a home. The Market Analysis helps to assure that the original list price (OLP) is neither too high, not too low. If it is too high, it will take a long time to sell, costing you money in taxes and upkeep, plus, the longer a property sits on the market, the less attractive it is. On the other hand, if your agent prices your home too low, it will sell quickly, but you will lose much of the equity that you have built up in your home over the years. Listing on the MLS

The MLS Listing is the first introduction to your home for all potential buyers. Once we visit your home, we will evaluate what, if any, repairs are advisable to increase the value of your home. Receiving Offers and the Art of Negotiations

When a potential buyer sends their offer on your house, it will come directly to our office and we will review it immediately. We will inform you of all offers, but we will also help you evaluate whether an offer is acceptable, or whether you should wait to see who else is interested. Ultimately, the decision is yours, but we will be with you providing our expertise and resources to help you make that decision. We can also help you make counter-offers, if the buyer is serious but you think that you can get more money out of the sale.
